Maintenance Requests

When receiving Maintenance Requests it is our priority to resolve any maintenance & property condition concerns as efficiently as possible. Whether it is something that comes about in the middle of the day or at night we have got you covered. We respond and evaluate all maintenance concerns in a timely manner to ensure that we take the best steps in addressing any and all maintenance concerns.


The easiest way to address and complete your maintenance concerns as quickly as possible is to ensure that you are flexible when it comes to the scheduling of contractors to be on site. We try and schedule most of the contractors when our tenants will be on site to meet them, so that you can describe the issue to them and they can take care of that issue for you. We will always ensure to give you proper notice of at least 24 to 48 hours in almost all situations. The only situations that will fluctuate from that are urgent situations whereby the home or personal property would be damaged by us waiting.


When the contractor is on site he will typically be on site for the specific issue that we called him out for. They are not able to add on other issues that are brought to their attention while on site unless directly caused by the original issue. Any other items will have to be cleared through the management company.

  • Utility Emergency

    If your unit smells of natural gas, move to a safe place outside of the property and call the gas company or 911 immediately.

  • Maintenance During Business Hours (Non Emergency)

    Login to your account & submit via your portal or call 585-568-7275


    Non-Emergency Issues Include:

    • Garage door Wont open or close
    • Non working appliance
    • Air Conditioning not working
    • Bugs or rodents found on property
    • leaking or dripping faucet
  • After-Hours (after 5 pm) Weekend Maintenance Emergency

    For after-hours maintenance emergency, dial 585-568-7275.


    Emergency Maintenance Issues include:

    • Broken water pipe or flooding
    • No heat
    • Toilet or shower not functioning without another either toilet or shower in the house
    • Not able to secure the unit, locks broken or doors not functioning
    • Lockout (subject to after-hours lockout charge)
