  • Q: Are you licensed?

    A: The very best question of them all!!! We are a fully licensed Real Estate Brokerage in the State of New York, which is a requirement to be a legal Property Manager in the state! 

  • Q: What do you mean "Full Service Real Estate Brokerage"?

    Full-Service Real Estate Brokerage means that we are one of the few companies that do it all. Whether you are selling your home, looking to buy a new one, looking for someone to manage an existing home or homes, or looking to invest in the Greater Rochester area we have got you covered! 

  • Q: How long does the process take to get started with you?

    A: Once we do a walkthrough of the property and make sure that we (Owner & Management) are aligned on the direction of the property, it is as simple as signing the Property Management Agreement and us intaking the property. Usually no more than a couple of days, barring schedule conflicts.

  • Q: Do you accept any property to manage?

    A: That is a great question! No we do not, we are very selective on what properties that we will take under management. We need to ensure that the vision for the property and our style of management fits with the Owners goals and objectives. We also need to ensure that the property is in good condition or a commitment from an Owner to make it in good condition to find an excellent Tenant!

  • Q: How long will it take to fill my vacancy?

    A: All properties are different, so there isn't a quick answer to that question. There are also a lot of other variables that can affect that (time of year, etc.).  At G&M properties we pride ourselves on trying to fill our vacancies as fast as possible while not sacrificing quality control on the tenant selection! We know low vacancy rates are important, but all profits can be sacrificed by rushing too fast on this one important part. Once an application comes in we are usually able to start processing that application within a few days, and qualify a candidate for approval or denial shortly after.

  • Q: What factors are considered when estimating the rental value of my property?

    A: There are many variables that we take into account to accurately price and formulate a marketing strategy for any rental property in the area. We closely follow all local and national data that could affect the value of your rental and use all of that data when considering the appropriate rate. Some things we consider include:

    • Time of year.
    • Comparable pricing in the near vicinity.
    • Vacancy rates.
    • Rental inventory levels.
  • Q: Where do you advertise your rentals?

    A: Our internal marketing software advertises on anywhere between 35 to 50 different sites to include the MLS at no additional cost to our Owners.

  • Q: When can I expect to get my rent proceeds.

    A: Rents are due on the 1st, late on the 5th, and we typically have statements out by the 11th, and disbursements out by the 15th of the month. We try to do as many as we can at one time to account for any issues with banks or clearings of checks prior to payments going out.

  • Q: What are the fees for your services?

    A: We have several services that we offer. For our Full Management Services, we charge 10% of monthly rents collected, if you don't get paid we don't get paid! We also charge 75% of one month's rent when we fill a vacancy that covers all marketing, showings, screenings, & leasing of the property. We are not the cheapest, and not the most expensive, however, the value & professionalism that we bring is second to none!

  • Q: What types of information do you request from a prospective tenant.

    A: Our internal background check screens for the following items:

    • Rental History
    • Public Record Search
    • Credit Check
    • Income Verification
    • Employment Verification
    • Criminal Background Check
  • Q: When you say "Greater Rochester Area" what does that cover?

    A: We cover the City of Rochester, and all surrounding suburbs. We also have rentals that we manage in Wayne, Ontario, Livingston, and Orleans Counties depending on proximity to Monroe County. Surrounding counties are on a case-by-case basis. Call for more information on if your property is covered.

  • Q: I am new to Real Estate Investing, can you help me?

    A: That is what we specialize in! So many of our Owner/Investors started with the same question. At G&M Properties we work with Investors of all experience levels to properly put together a game plan, to buy your first or 50th rental property! We have got you covered!

  • Q: How do you handle evictions if necessary.

    We have a unique way of avoiding them that other companies typically don't utilize, however, if there is a need for an eviction per New York State only the Owner or the Owners attorney can process an eviction from start to finish. There are notices that we can post prior to, however, when it comes to the process itself we have local Attorneys that we have worked with for years handle that in the most efficient manor possible.

  • Q: Do you charge me when my property is vacant?

    A: No we never charge an owner when their property is vacant! We believe that everyone has to have "skin in the game" and if a company is getting paid while the property is vacant, where is the motivation to fill the unit? This is something that is a never.......ever......for us!

  • Q: What is the vision for your company?

    A: Our vision has and always will be based off of 100% customer service all the time! From the inception of our business we have modeled ourselves after the "Service Station" mentality when years ago you went to fill up your tank with gas. And a couple of guys in white jumpsuits came out and filled your tank, checked your oil, checked your air pressure, washed your window, and tipped their hat and told you to have a great day!
